In Mykolaiv, housing prices in new buildings have decreased: by how much exactly

Over the past six months, prices in the primary real estate market have dropped in 13 cities across Ukraine. Housing in new constructions has become cheaper by 1-12%.

RBC-Ukraine cites statistics from LUN to report on where prices for new buildings have fallen.

In Mykolaiv and Zhytomyr, real estate prices have decreased by 7%. The cost per square meter in new buildings is currently selling for 660 and 700 dollars, respectively. In Sumy and Poltava, prices have dropped by 6% and 5%. Now, in these cities, 1 square meter is priced at 600 and 770 dollars.

In the past six months, new construction prices have fallen the most in Zaporizhia - by 12% in currency terms. Currently, a square meter of housing there is sold for 630 dollars. The real estate in the city has sharply decreased in price due to the proximity of the front line, yet despite this, 400 apartments were commissioned in Zaporizhia in 2024. There are currently 11 new buildings for sale, with 6 developers offering installment plans and 5 allowing housing purchases through the "єОселя" mortgage program.

Prices in Uzhhorod's new constructions have decreased by 11% in currency terms. A square meter is now selling for 1,070 dollars. Experts explain this by stating that real estate prices in Uzhhorod peaked during the war, making it more beneficial for people to invest in other western Ukrainian cities that are also considered safe. Currently, there are 40 new buildings for sale in Uzhhorod, and over the past year, 1,550 new apartments were commissioned, which is 87% more than in 2023.

Housing in new buildings in Kharkiv has decreased by 10%, with prices falling to 620 dollars per square meter. However, there is still demand for apartments in the city, particularly from individuals who received compensation from the government for housing destroyed due to the war in Kharkiv Oblast.

The cost of housing in new constructions in Lviv has decreased by 4%, but despite this, real estate remains the most expensive in Ukraine. The average price per square meter in the primary market is 1,300 dollars. Lviv also ranks among the top three cities for the highest number of newly commissioned housing - 5,420 apartments in 2024. Currently, there are 128 new buildings for sale in the city.

In Kyiv and Dnipro, prices for new constructions have fallen by 3%. A square meter is sold for 1,230 and 1,060 dollars, respectively. Last year, the capital became the leader in commissioning new housing - 10,730 apartments, while Dnipro's figure stands at 1,340.

Housing in Chernivtsi, Odesa, and Chernihiv has decreased by 1%. On average, a square meter in new constructions there is sold for 970, 950, and 690 dollars, respectively.
